I. Preparation of the full set of documents on realizing a deal.

    1. Property sketch (agricultural, estate, regulated) or Certificate of Location.

    2. Tax valuation of the property.

    3. Certificate of the lack of property burdens.

    4. Dealing with all ownership documents (partition record, notary acts, court judgments, etc.) concerning the property for establishing the owner or all owners and the relevant quotas they own, guaranteeing the correctness of our statement.

II. Consulting, forming and proceduring the necessary construction and project documents for change of use of agricultural land for non-agricultural purposes.

  1. Taking photos of the property in real borders and making a geodesic photo.

  2. Developing a Road Project for determining the approach for entry-exit and the internal communication in the property between the different objects, taking into consideration the geodesic photo of the property and Record No 2.

  3. Developing a Technological Project in ideal stage, which foresees the exact location of the oil pumps, reservoirs, the possible placement of an oil pump and building a carwash and their relevant distance from the buildings in the same property and the neighboring ones (if it has the same use).

  4. Developing a project for DAP-RCP (Detailed Area Plan – Regulation and Construction Plan) for the given agricultural property.

  5. Coordinating the sketch of the agricultural property – coordinating with the relevant authorities (Irrigation Systems, HEI – Hygienic Epidemic Institute, RIEW – Regional Inspection on Environment and Waters, Fire Company, WS&S – Water-Supply and Sewerage, and Power Supply) and issuing Statements and Preliminary Contracts for joining WS&S and Power Supply.

III. Consulting and forming the necessary construction and project documents for issuing Construction Permit for construction of buildings.

  1. Developing a project for DAP (Detailed Area Plan) for the given land property:

    • for one land property, located on the territory of the town formations – min. 500lv.

    • for one land property, located in the town – min. 2000 lv.

  2. Sketch (visa) for project of a building in the same regulated land property – coordinating with the relevant authorities and issuing Statements and Preliminary Contracts for joining WS&S and Power Supply – 150 lv.

  3. Developing investment projects on the following parts – 10 euro/m2:

    • Architecture

    • Building constructions

    • WS&S

    • Power supply

Necessary are also relevant investment projects on the following parts:

  • Geodesy and Vertical Planning (obligatory)

  • Technological project (if the investment project, part “Architecture” foresees the following: 1. kitchen to a catering establishment; 2. pastry workshop; 3. laundry and/or dry cleaning; 4. oil-station, gas-station and carwash)

  • Heating and ventilation

  • Thermo technical efficiency

  • Engineer-geological studies (obligatory)

  • Park arrangement (obligatory)

  • Safety and health plan (obligatory)

  1. Procedure of the project documents for coordinating between the different designers and applying for approval at Varna Municipality or the relevant Region by location.

Usually such tour continues for 2 to 4 days and includes accommodation in a 3-stars hotel, transportation to the sites and if necessary a translator. The price is 500 euros and covers the stay on the territory of Bulgaria.
